Estate Agents Gaslighting Me Over Mould – Need Advice

Hi all,
I’m dealing with a frustrating situation with my property managers and could really use some advice.
I reported a radiator leak in my rented room earlier this year, and after some back and forth, the estate agents’ contractor said the issue was fixed. Fast forward to now, the radiator leaked again, and I’ve discovered green and black mould under my bed. It’s damaged several of my belongings, including boxes, shoes, and a suitcase. My mattress is also affected. I’ve had to throw a lot of items away because they were unsalvageable.
I emailed the property managers with photos of the mould, but they’re claiming it’s "dirt" and dismissing the seriousness of the issue. They’ve offered to clean the carpet and bring a heater, but the mould smell lingers in the room, and I’m worried about the health risks. I don’t know the extent of the damage under the carpet either.
The estate agents refuse to compensate me for hotel stays (I had to move out because the room is too cold and uninhabitable) and are dismissing my request for rent suspension while repairs are done. I’ve decided to hire an independent mould specialist to inspect the property, but I’m not sure what my next steps should be.
Has anyone dealt with a similar situation?

  • Can I push for compensation for the damaged belongings and hotel stays?
  • Is it worth reporting to Environmental Health or escalating legally?
  • How can I make sure the property managers take this seriously?
Any advice or shared experiences would be greatly appreciated! Thanks in advance!

Environmental health are your best bet

Tell them you have contacted environmental health and an officer is coming out to investigate the mould.
