Hi,
I could be wrong here but I feel as though I've been badly treated by my estate agent and landlord.
Since moving into the house 10 months ago we have had several issues with the property including broken oven, internal ventilation fans not working, wired in lighting not working and a few more minor things.
Ive rented all my life and never had issues before however I feel this property has been very badly maintained.
All issues I have brought up to estate agents promptly if I am unable to manage myself and they have stalled every time. When the oven broke and tripped the electric I lived for 2 months without an oven in the house but never moaned at them to hurry up and fix it. I just bought an air fryer.
This last month I have complained as all the lights in the house flicker on and off to a point now where most of the time they don't even turn on so I am in the dark and using my christmas tree as lighting on a night now!
They only got back to me today after a month to say that they wouldnt be sending an electrician until after Christmas now as it's a specialist job....I politely asked to speak to the manager who called me saying she was very busy.
She told me the land lord was not making any profit from rent as the house has had so many problems since I moved in...none of which she agreed were my fault. I said I was unhappy to wait until new year to have the lighting situation fixed which she told me I was being rude......so basically they are not fixing them until after Christmas as they have said.
Does anyone know who I can contact to escalate this to as im getting nowhere qith estate agents or am I been unreasonable?

Contact Shelter as they are the experts.

However, you need to check your tenancy agreement - is the fixed term at an end and is it now a rolling tenancy ? If the landlord protected your deposit they may be able to serve a section 21 notice or serve notice to increase the rent if they think the rent isn't profitable.

The non profitability of your rent doesn't avoid the landlord repair obligations as your landlord must let the property in a habitable condition and I am pretty sure lighting is one of the criteria for a habitable property.

If you don't have any joy with Shelter you should speak to a tenant solicitor - they could do a letter before action and threaten a housing disrepair claim and a report to your local council.

Keep everything on record so texts and emails rather than phone calls but speak to Shelter or a solicitor so you understand what the landlord could do about serving you with notices.

Sounds like dodgy wiring i would ask for the electrical safety certificate. I would also contact the council and ask to speak to someone who deals with uninhabitable properties, usually in environment dept, as they have powers.

Phone environmental health in your local council, they’ll be able to contact the landlord or letting agent to give them a boot up the arse and if they serve you notice following this it can invalidate the notice as it can be seen at retaliation eviction. Good luck
