Legal help with retirement village?

please can anyone help direct me to a solicitor that can help with getting a retirement village to do the maintenance properly the service charge it for? I’m getting desperate and need some advise. I’ve had a leak across the bedroom window and each time they’ve eventually done something they’ve just made it worse. Now I’ve got walls so wet when the wallpaper moves it drips and there’s black mould. Pic is a tiny bit.

If they are members you can contact the trade association ARHM Association of Retirement Housing Managers who have a complaints process.

thank you Council aren’t interested and not members of either mentioned - but thank you
am going to have to take legal action I think but don’t know where to start or even Wi Ty type of legal help I need. I’m so worried and this was supposed to be a move to avoid all this

The council should care, they have a legal obligation to do so. You need to ask them to come out and assess the property under the Housing Health and Safety Rating System.

I’d have a chat with a civil litigation lawyer. I see a couple of options:

The building must be insured. Ask the management for the policy details. I would imagine the insurer has an expectation that the policy holder maintains the asset. Are any of your own belongings being damaged? Do you have insurance for your contents?

Get a couple of quotes for the repair to be done. Send a letter to the management company informing them that if they do not immediately make a proper repair you will get the work done and file a claim in court for the recovery of the cost.

I have contents insurance yes but a large excess. Im hoping the damage to the ceiling plaster and wallpaper comes from the buildings insurance
