Question about transfer of property with Land Registry - can I do it myself?

I'm dealing with my late father's estate, I finally have probate and need to get his flat put into my name as I'm both executor and heir of the property.
Can I do all the paper work myself or do I need to go through a conveyancing solicitor? If so, could anyone give me a rought idea of how much they charge? Just a ball park figure, I know it will vary.

Do you own another property and are you going to sell it or live in it?

It has an impact on stamp duty I believe.

I looked at doing this myself but decided I couldn't be bothered so I asked my Solicitor. She said that as we plan to sell the property in the near future we don't actually need to do this and it can stay as a Probate property until we sell. She would have charged around £800 to put it into me and my brothers joint names

I did it myself and it was fairly straightforward. There were a few sections of the forms written in 'legal' rather than English but I managed to google for explanations. It all took a few weeks to go through once the forms were submitted.

I'm actually planning to let it, so will need to have it put into my name.
£800 is quite a lot. I think I will have a look at the forms and try to muddle through on my own. The language is quite impenetrable though, isn't it?

In the grand scheme of things, £800 compared to the value of your inheritance is a drop in the ocean. Pay a professional.
However, if you do decide to DIY, have a look on the Wills and Probate forum on Moneysavingexpert. They have advisors from the Land Registry on there who can walk you through the process.

I am a family law solicitor. I know my way around a TR1 transfer form.

I would never try and save £800 by not getting a conveyancing lawyer do it for me. If you go ahead with doing it yourself you're being very foolish.

I think it depends if the property is already registered or unregistered - if it's already registered it will be fairly straightforward and you may be able to do it using the LR guidance. If it's not registered though I would definitely pay someone to do it! Good luck!
