Ex tenant left caravans on land

How can I remove these? Ex tenant is being very awkward and won’t remove them, gets aggressive/threatening each time I’ve asked so I’m afraid to make contact with him, and it’s not helping anyway. Some don’t have wheels so can’t be towed, and since they’re on my land the police say it’s a civil issue.

I’d send the ex tenant notice that if they weren’t removed by X date that you will consider them abandoned and unwanted and will list them as ‘free to whoever removes them’. Then do it. Someone will happily take them.

@ItsNotABedOfRoses is this legal? I know as soon as I contact him he will blow up again but perhaps this will give me my land back?

The correct way to deal with this is set out in the Torts (Interference with Goods) Act. In essence you have to send them a notice giving them a deadline to collect the caravans and stating that you will sell them if they are not collected by that date. The notice needs to include your name and address, details of the caravans and the address where they have been left. If the deadline passes and the ex-tenant does not collect them, you can sell them using the best method available in the circumstances. Once they have been sold, you must send the ex-tenant the proceeds of sale less any costs of sale.

@prh47bridge thank you. I highly doubt they are worth anything so I’m assuming I must bear the cost of their removal rather than just selling them on say ebay?

If you can't get anything by trying to sell them then yes, you will have to pay to have them removed. You can in theory try to recover the cost from your ex-tenant, but you may feel that isn't worth the bother.

@prh47bridge he didn’t pay any rent for 8 months and he really is a violent man so I doubt it’s worth it. Thanks for the advice.

You may be able to get someone to collect them for nothing rather than selling or paying to have them removed. Might be the quickest.
