Need to get our property back - unsure how to find an excellent solicitor or specialist

We have spoken to the Tenant and unaware they are (now) claiming benefits.. hence they are not interested in any discussion about vacating, as they have been told to stay put until court orders... We are now needing to find a specialist to do the legal side of things from serving notice to (hoping) to get vacant possession. We got some recommendations from some landlord associations (We were shocked with their reviews) so do not know where to look or how to decide, as once the paper work is submitted to court, if there are any errors or delays, we won't now till we get to the end and get thrown out, ( also we can be counter claimed) and have to start over including paying again and time is on on our side and not rent either.

The 'stay put' advice is what I'd expect. Leaving before that can be interpreted as deliberately making yourself homeless and see you out of help from the Housing Authority.

Are you going down the 'no fault' route with a S.21 notice?

There are pitfalls there if it's not properly drawn up and served. Assume other things like deposit protection and safety certs are tickety boo.

I don’t know if strikes bailiffs do the whole process but they were amazing at the actual eviction part …and really supportive …definitely recommend.

on the other hand avoid these people https://www.tenantevictionspecialists.com/ like the plague - brilliant customer service right until you’ve paid then never answered phones or emails - when I did speak to them they were totally unsupportive.

Call local solicitors and ask if their Property Litigation team do fixed fees for tenancy repossessions.

The firm I work at charge a fixed fee at each stage for (I) serving the notice, (ii) issuing and serving possession proceedings, (iii) attending the possession hearing, and (iv) instructing high court enforcement officers to physically evict.

Have you complied with the tenancy deposit scheme criteria? You won't be able to validly serve notice until you have either protected or returned the deposit.

Yes, S21 (would love to have other options), as Tenant will not give notice and has the support of the Council. We had tried to mediate but no go. I did served the notice myself (as only I had access) but TT claim not received.. Hence, now I am needing a specialist to help.
