Tenant in common deed transfer

50/50 split on property, can one party transfer deeds into sole name with land registry without the other parties knowledge or consent?
The one making the application is a beneficiary of one owner, now deceased, the other is the widow of the deceased part owner. (If that makes sense)

No, they can't, unless they're doing it fraudulently, with faked signatures on a transfer form or similar.

@TutiFrutti Land Registry have two tools that can help in this situation.

As a joint owner the widow can update the register to include their email as one of the permitted contact addresses. You are allowed 3 in total. https://www.gov.uk/registering-land-or-property-with-land-registry/update-or-correct-the-register

An email has the benefit of not being intercepted in the same way as snail mail. Land Registry will email the contact addresses of any changes.

The second is to use the property alert https://www.gov.uk/guidance/property-alert

Thanks, it was the alert service that notified me an application has been made. I've applied for a copy of the documents so hopefully they'll arrive soon.
They may just be adding their details but I am cautious as they've already made some dodgy moves which we've had to step in to prevent. (Like marketing the house without my relatives knowledge)

@TutiFrutti if they try to market it contact the estate agent and let them know one owner is unaware it is being marketed.

I would also suggest phoning Land Registry as they are usually very helpful and will want to prevent fraud.

Thanks, that's exactly what we did and it was promptly withdrawn from market. The poor estate agent had no idea and was most apologetic.
Whole thing was shady though, went on market as already sold STC. They let themselves in to do the valuation while my relative was away.
My relative now has a solicitor so she's protected but there's no trust they won't do something else.

@TutiFrutti you are obviously on top of this but will need to remain vigilant as some peoples morals go out the window when £ is involved.
