Management Company issues

I’m looking for some advice on how best to deal with the management company who are responsible for our development.

We pay a reasonably large amount each year for maintenance etc. which they do but as expected it’s the bare minimum for maximum cost.

The issue I’m concerned with is as follows.

Our development is three years old. It is in a small village with a few amenities but very little parking as it’s around an A road.

Soon after our development was built Tesco opened up a small branch right next door.

This has caused an issue in that rather than customers using the small, one way system car park, they park in our estate across junctions etc and completely block the main thoroughfare which makes it very difficult for residents to get in and out.

Tesco has also recently enforced a time limit which means all the cars that were being parked there by local businesses re now being parked on this road. Huge lorries etc. all day long and right next to the playground.

Not only is it annoying having to try to squeeze out it’s also dangerous as you can’t see round some of the very large vehicles often left there.

I first contacted our management agency in the summer. We received very little assistance. When I followed up apparently they’ve sent letters to residents putting it to the vote if they want parking restrictions. No unacceptable. Just yes or no. Me and several other neighbours didn’t receive this letter.

I followed up and asked them to ensure we were added to the distribution list. Turns out another letter was sent before Christmas with the results of the vote and no one wanted restrictions. I find that very hard to believe after speaking to residents.

So now the most they are willing to do is put up a sign saying it’s a private road. I mean it’s something but I don’t see it being much of a deterrent if I’m honest.

Any advice? Am I just going to have to just suck it up?

You have to play the corporate game with these companies. Make it corporate speak and linking to their contract or obligation and you will get better results. Put it through ChatGPT if needed etc

@magpiebird23 we had commuters parking on our estate. A group of home owners got a petition and made sure everyone on the estate signed it. They gathered evidence of the dangerous parking and enlisted the support of our very good local counsellor.

They then submitted to the council who painted double yellow lines to stop dangerous parking and the rest made residents parking. The council do charge for residents parking but it’s cheap for the difference it has made.

In your case I would do the petition etc. and copy in the management company to communications with the council.
