Planning, covenants and house insurance.

Good morning.

Currently in a situation where planning is being breached and need to know if this would have an impact on a house insurance pay out.

Planning breach involves parking arrangements in a shared courtyard. Parking two cars, rather than one, breaches the planning shown in the house deeds. Parking of the second car blocks access, including by emergency service vehicles. If there were to be a house fire, would the insurance company pay out or be able to use this breach to prevent the claim?

A covenant also includes that the property only be used by one family, (related members). If this were let to a small number of adults ( within HMO regs) wound this also affect any insurance claim?

I'm concerned!

I think I've seen another post on this or a similar situation. I assume it's another occupant and not @HarlaEB or their family who is in breach of the covenant/planning.

I think the short answer is no, it would not affect your insurance in case of fire etc.

No, it is the occupants of another property, parking too many cars, so that access to another 10 houses is blocked, including to emergency services.

It's bad enough living with it but suddenly I was worried about the implications on my insurance. House burns down, record of trying to resolve this matter, to no avail and insurance voids my claim. It doesn't take much for insurance companies to not payout, so want to be sure. ( but daren't ask my house insurer as that will flag too….😏

It is the other property that also houses unrelated adults. I wondered about their insurance too ( but actually, why worry, that would be their loss)
