Neighbours stuff on our land.

Anyone know what I can and can't do..
We moved in to our new house 2 months ago. We own all the land at the back of the terraced houses.
It's an old cottage set up in a small village.
One of the neighbours we have learnt, was originally in talks with our previous owners about buying some of the land for a garden. During that time they must have brought in fencing, stored logs and other bags of things on the land.
This agreement never got to purchase and we bought the whole deeds. Nothing to do with us up until the time we moved in.
When we moved in the neighbours have left the fencing all over the garden, bags of concrete, wheel barrow and logs in the garden. They have never owned any of the land.
I asked why it was there and they said they want to buy the land off us. We don't want to sell for numerous reasons.
We asked 2 weeks ago for them to move the items. They are yet to do so.
What are we legally allowed to do next?
TIA

Move their stuff to their land? Do they have any garden at all?

In terms of legalities, have you put the request to remove in writing, with a deadline for doing so?

ZekeZeke · 27/08/2023 19:32

Send them a letter by registered post stating they need to remove their property from your land by x date or it will be destroyed.

Ask your solicitor
I imagine a note asking them to remove if they don’t get it cleared

The Torts (Interference with Goods) Act 1977 applies. You need to give them notice in writing giving your name, address and details of the goods, giving them a deadline to collect their stuff and stating that you will sell it if they don't collect it by that date. If they don't collect their stuff by the deadline, you then have the right to sell it. You must pay them the proceeds of sale less any costs of sale.

Rather than use the Act just return it to their land.
