Land registry still not updated 16 months after TR1 form done

I completed a TR1 form last spring to take myself off the deeds of a previous house. In doing so, my previous co-owner became the sole owner and then remortgaged into their sole name.

This meant I was then free to move on and buy a property and mortgage in my own sole name, which I did. My solicitor paid for expedition so LR has been updated for my new property.

The odd thing is that Land Registry still haven’t updated the deeds at my old property. I know they had a long Covid backlog but it’s been 16 months!

Just wondering if anyone knows when they’re likely to get round to it?!

I submitted mine via a solicitor in summer of 2022 and i just randomly checked in Jan 2023 and it had been done (my name was removed). We didn't pay for expedition.
I think 16 months is far too long. I think contact them. Hope it gets sorted asap.

That's a long time for a TR1. Is there definitely a live application? It could have been lodged and later cancelled if the conveyancers did not respond to queries. Or it could be behind another application on the same property - is that possible?

You could call and ask though they may be quite limited as to what they'll tell you unless you submitted the application. Easiest way is to check with the lodging conveyancer I guess.

Contact the land registry. You may need your title number which is made up of 2/3 letters and four or five digits. If not, they may be able to do a check with just the full property address.

TR1 info really helpful. Our conveyancing solicitor has been provided with the title deeds but has now requested a copy of the Transfer paper which sets
out the equity split between my
mum and her partner. Never married house was purchased by my mums partner but transferred into joint names when they released equity from the house. The title deeds
are correct and not disputed is the equitable split which the solicitor has asked us to prove.
neither solicitor has a copy of the transfer paperwork? How do I specially obtain a copy. Thank you Amanda

You will need to complete form OC2 to request a copy of the TR1. It might specify the split of equity, might not though. You could also ask if they retained any declaration of trust that may have been lodged with the application.

Thank you for taking the time to respond your advice was very helpful. In the absence of a declaration of trust, or any other signed document, is there a default position which will be applied. The conveyancing Solicitor is requesting a document which explicitly states the equitable split. It is looking more and more likely that there is no such document. This Solicitor has challenged my mothers Solicitors advice, 50-50 split, as there is no documents to support the advice. The title deeds are being used to support the advice. Tenants in common both names on title deeds. How do you stop this other than a lot of cost?!
