Question about break clause in tenancy agreement

Good morning,
Please help to understand whether using the break clause to terminate the fixed term tenancy agreement also terminates the sanctions applicable in case of early ending of the contract by the tenant (as stated below).

The fixed term of tenancy agreement is 24 months.
The break clause - both parties can give 2 months notice after 10 months.
The agreement also states that "if the tenant vacates the property before the end of the fixed period of the tenancy, the tenant will remain liable to pay the rent until the end of the term or until a replacement tenant begins to pay the rent on the property whichever is earlier".

If I give 2 months notice after 10 months, will the above consequences still apply? In other words, does activation of break clause terminate above sanctions with regard to early ending of contract.

No. The break clause is unqualified. Your notice ends your tenancy and providing the notice is given correctly, you will not be responsible for ongoing rent.
