Advice needed Re Neighbour

I really need advice regarding neighbour. This may seem trivial but it’s really getting my family and I down.

Live in Scotland, I own my house and share a courtyard with my neighbour who rents from a Private Landlord.

There has been issues from when he moved in regarding his dog. The dog would go crazy if any of us left the house to go out the back to the point we couldn’t go out unless we made sure the dog wasn’t there.

Then there’s the dog piss & shit. The shared yard is small and paved and stinks! Sometimes the shit is picked up straight away others times not, the piss tends to sit in the uneven slabs, recently he has been hosing the mushy poo and piss, this then gathers around my door, so I then have to come out to clean.

Ive spoken to both the neighbour & LL and basically been made to feel it’s me who the problem is with.

He has also fenced and area for himself baring in mind this yard is small so we’ve both basically been left with 2 walkways.

Ive checked my deeds and they stated open and shared. Again LL not interested.

I really want to sell but the yard is a mess, doesn’t match the deeds and I see these to be huge red flags. What more can I do?

You sound like it would be better completely fencing the area into two walkways. And make sure his dog’s meds can’t be hosed underneath your fence! Have pots of flowers along your side, make it pretty. Just tell buyers that the fence can be removed if need be. A row of planters with trellis might make a good temporary divider.

Thank you, that sounds like a good idea, I could look into giving that a try.

There are times that although he has split and allocated garden he and his family will still use so what they class as “my side” so I wouldn’t want anything to expensive as my things usually get passed on , but I’ll certainly look for a cheap version/alternative.
