Sellers searches fee

I have recently accepted an offer on my property. The solicitor I have instructed for conveyancing has asked for an up front payment of £630 for searches. Then the balance on completion. Is it usual to pay this much for searches when selling? I thought the buyer did these? I have queried with the solicitor but they insist it is required.

No, you’re right. Searches are for the seller to do.

Is it a leasehold property? If so they may be asking for funds to get the freeholder information pack.

Totally normal for both sides to do searches to protect their respective clients

the sellers solicitor needs to ensure his clients have clear title to sell, check which standard securities are outstanding, make sure no inhibitions etc registered against them

buyers solicitor needs to do the same. And check which conditions apply to the property, check mining reports, get confirmation that securities are being discharged, check if evidence under the MH Act is required, investigate title to confirm if it is impacted by rights of way etc.
