Landlord selling I am 8 months pregnant

Hi everyone.

I need some advice please. I am currently 8 months pregnant, our EA has said the landlord will be selling the 2 bed house we are currently renting on a assured shorthold tennancy. Our tennancy started on 10/04/2022 and ending on 10/10/2022 so 6 months. They have put the house up on market, so they are holding views starting from next week. I want to ask when our tenancy comes to an end by 10/10/2022 and if by then we have not found anywhere what can they do? It's hard because we have no deposit saved up for a new place to rent and I will going on maternity leave soon
as I am due end of October. If we are still in property by the end of the tenancy and they haven't managed to find a buyer can we get help from council. They have said if they do get a buyer they will give us 2months notice after contracts are exchanged so it can take a few months or if another landlord buys the property we can stay on as tenants. I just need to know what situation we will be once tenancy has come to and end, will it renew until a buyer is found. We thought we could buy the house but our mortgage has been declined. Please advise. Rental market is so unpredictable at the moment, when we got this tenancy we thought we may be in it for at least a few years but we don't want to find another private rental property only to be asked to go after 6 months with a new baby. Please help. It's just me and my husband with a little baby on the way.

They absolutely can't break into your house! If they do you call the police. Do not mess around with that.

Do not allow viewings.
Would I private buyer be able to exchange contracts with a sitting Tennant?

The leace date is a requested date. Not the date you have to leave.

Secondly, why stay somewhere when it’s not your right. At the end of the AST you must leave unless you are granted a rolling tenancy.

No. You do not have to allow viewings as a contract does not override the law to peaceful enjoyment. That is the OPs home and she gets to decide who enters unless there is a court order.

No she does not have to leave. The only people who can terminate is a Tennant and the courts. Unless balifs arrive with a writ of possession the LL can not force OP to leave.

Rolling tenancies are not “granted” they occur automatically at the end of a fixed term

And plenty of others have explained why it is necessary to stay and wait for the landlord to follow legal eviction process

I'm so sorry that you're in this situation but I think that forcing the landlord to go through eviction could be a really crappy thing to do - the landlord may have financial issues of their own that mean they need to sell (not all landlord are rich). If I were you, I'd speak to the EA and landlord, explain your situation - you never know, they may take pity and delay selling given your circumstances. If not, then you should get back your initial deposit and could look to use that on a new rental?

I honestly don't get the landlord hate on these threads. Loads of people want a rental
Option which landlords provide
. The vast majority of landlords I know own one property which they often lived in themselves and have chosen as an long term investment to hang on to them and rent it out. Doesn't make them the Devil incarnate. They're also leaving the market in droves which is why it's so hard to find somewhere to rent.
Many private rentals do require precious landlord references so you could make it very difficult to rent privately again if you decide to make them evict you and ultimately you've only bought yourself a couple of months.
I know our local estate agent keeps a note of all of these. Tenants and makes sure none of his agents ever rent to them again.
