Letter before action when to send?

We have been in a situation with x landlord since August 21. We have been through the deposit scheme resolution and an amount has been set by them we are also owed about £450 of overpaid rent. (I have had a couple of posts about this) Our x landlord is now refusing to do any level of communication and the x agency has been slow in getting us information. (Though did tell me just after new year that x landlord is now being verbally abusive when they try to make contact and claims its their fault she is on anti depressants- to give some idea of what we are dealing with )

We are now looking at small claims court to get our cash released.

Do we need to send a letter before action before we do this? Or is this not appropriate in this situation. Frankly I just want this over with now and have our money returned. I find it hugely frustrating the landlord can just refuse to communicate and this means our money are sat in someone else's bank account gathering dust.

I've had to do this before , I sent a letter saying you have untill 21 days past the date of this letter to make payment if payment is not obtained by x date court proceedings will commence .

This way you look reasonable and give them a chance to pay :) I KNOW it's bloody frustrating trust me!
