Advice on giving a tenant notice

Does anyone know the best way to deal with this situation please? A family member has asked for my help as I used to work in a related industry many, many years ago and I’m struggling to know what to do.
They need to sell the property they rent out, tenancy ends later this year. Deposit is protected and gas and electric certificates are up to date, no copy of the info sent when deposit was protected though so can’t prove it was sent and there’s no EPC. I realise there’s no point them serving notice until this is all sorted but not sure the best way to go about getting it sorted.
Any suggestions very gratefully received!

If the deposit is protected then that’s fine - they can just resend the details to the tenant, they should be able to download them from the website.

If the gas safety certificate and electrics are up to date, then where’s the paperwork?

EPC has never been done. They’ve got paperwork for the gas and electric checks. So you think them resending the How to Rent guide etc before service the notice will be enough to comply?

There’s a section link on that EPC link I posted about arranging an EPC - they should do that ASAP.

If the tenants don’t have the details of where their deposit is protected then that does need sorting, but it’s easily done.

To serve notice they need to give a Section 21 and they can’t serve that until those things are in place:
