conveyancing advice please

we have lived in our house (detached) over 15yrs, neighbours (semi-detached) 6yrs. we have recently started building an extension to the rear of the property and found that the neighbours flat roof which is joined to the front part of my house (don't ask me why it's been attached, it was like that since we bought it) the gutter from the flat roof was joined into my guttering into my downpipe. now we are having this extension built and the guttering has been taken down, we have fitted a downpipe from the neighbours flat roof I to their garden but she wants us to either re-route it back Into my new guttering which is 3metres away or dig in her yard and route it into her drainpipe. Are WE responsible for her rainwater? do we have to re-route her rainwater? the builders have said her garage shouldn't even be attached to my house, and we have also found out they they have put racking and shelving on my wall as well. previous owners never touched the wall. where do we legally stand? the neighbour is saying that as WE have decided to undertake building works, WE are liable to fix her guttering and as my wall is inside her garage, the wall is hers and she can do as she pleases. please advise. thank you.

It is difficult to work out what you are talking about here. You say your house is detached but somehow the neighbours property is attached to it?

You also say you are building at the rear but the guttering is attached at the front.

You would be best advised to go to a local solicitor with a plan and some photographs and ask them to advise you.

sorry let me be a little clear, only the neighbours garage roof is joined to my side of the house so its legally still classed as detached, not sure if it's legal or not, I am in the process of finding out. due to the extension being built we found out about their guttering went Into my downpipe on my side of the boundary wall. the pic attached shows what we have done to help drain water from their flat roof to the floor. the long wall is my new extension going up to my property boundary, the black door is their access to their garage. this downpipe was previously on my side of the boundary wall with neighbours flat roof guttering going into it, we have refitted it for them at no cost to them but they want US to take it all the way to their main drain. hope that makes sense.

I think if their building has been there over a certain time It's there. I'd have a look on planning applications for your neighbours, should be online with your local council, see if there was planning for their garage on& if anyone objected..If no planning you could complain to the council about the garage being there without planning consent
