A huge shop window has been needed to be replaced and window and cost is technically the tenant, there was some push back that it was structural issues but I'm not 100% it ever was, we had a structure engineer come around to look and he said it all looked fine.
But didn't do a deep dive.

Anyway I've ended up paying a few grand for the window (because to be fair the windows was incredibly old and the tenant has not been in five years yet) , but the window company has let us down and tenant has had to cancel people for a few days.
Where do we find from here?
Should the tenant have business insurance to cover her?
Should the window shop reimburse me?
Etc.

Every time there has been an issue it's always been such a complicated bastard to work out
It's never ever been clear cut.
It's a standard repairing lease etc.

As a commercial tenant and landlord if it is a repairing lease and the tenant has been there 5 years it really is up to them. You checked it wasn't structural.

Thanks lone cat.

I've paid for the window and she's talking about having to cancel clients etc but I think that's her end.. Her business literally.

I think sometimes in this sort of situation you have to remind a tenant that you have already done them a favour of your own good will. It's tricky finding the right balance, but yes this is what repairing leases are about.

(been there done that)
