Hi all,

If a tenant in a privately rented property is given a free boiler on a government benefit scheme who is responsible for the boiler going forward, the landlord or the tenant? (The scheme is for tenants in privately rented properties on benefits).

Thank you

I'd say its part of the property and is the landlords responsibility. Having the tenant enabled the landlord to get a free boiler. It still belongs to the landlord

The landlord. As a general rule, anything that is immovable/ cannot be taken when the tenant leaves is the responsibility of the landlord.

Ll - it becomes a fixture and their responsibility for annual safety certificate etc

The landlord is responsible for maintaining the boiler.
