Flat being extended

We rent a top floor flat with in a building of 28 flats in total

Just received planning permission to extend to 9 more flats over 2 storeys.

I've emailed my Lettings agency to see where we stand

She's just literally rent increased and asked us to sign a new tenancy which I thought the new tenancy part was a bit odd

Just wondered couple of things

1/Would we definitely be asked to move considering we are a top floor flat!

2/ tenancy says they can serve 2 month notice
Would they give any more considering?

3/ when would works start after planning permission which apparently has been agreed but is in consultation which I think the letter said mid September

Bit of a scary thought as there's absolutely nothing to rent at the moment

They won't nessessarily ask you to move. If you owned the flat you wouldn't be moving. Your choice if you stay, plus they are unlikely to find a tenant to move in during the works, so they will want to keep you.

Unlikely they would give more notice, as it doesn't seem like they want you to leave if you just signed a new agreement.

Depends on the freeholder, their plans, their cash flow.

Seems like you should be paying less rent, not more, due to the noise which will be very annoying at best.

We are top floor and the roof will need coming off completely so I'm not sure how we would be able to stay or if it's even safe to ? X

It's a huge development so it's going to be very loud and our car park is so narrow and tiny x

I used to manage a block of flats where they added a new storey. All private owned. No one moved out. They weren't happy but they weren't forced to leave. Ultimately the leaseholder (the flat owner) owns the length of the lease not the bricks and mortar so there is nothing they can do

Often a lot is done with prefabricated rooms so the noise and disruption might be less than you think. Maybe the flats will be lowered on and a hole for stairs/lift inserted so your roof won't come off? In your situation I would be asking a lot of questions and negotiating a rent reduction for the duration of the building work.

@Marmitemarinaded actually I quite like this forum for people's actual experiences and advice otherwise not much point of a forum

I don't mind the noise and disruption over being asked to leave when there is hardly anything worth renting in for the area I want to live in and the rent is dirt cheap

Funnily enough my letting agency have no idea and the landlord is on holiday the next 2 weeks !
