Can a landlord terminate my lease if they decide they want to move into the property?

Hi, just looking for some advice.
I am about to sign a 12 month lease on an apartment for myself and my son.
One of the clauses in it says,
The landlord can terminate the tenancy at any point only if he intends to personally occupy the property. They must give minimum 30 days notice.

Does this mean that even though it is a 12 month lease they can still terminate the lease if they want to move in. Is this allowed?
Just doesn't seem very stable for me when I am assuming I have the property for 12 months.
Anyone have experience of this or know if this is standard? Thank you

Yes, they would have use a section 8 not a section 21 notice. Section 8 notices are legal and enforceable and standard in all agreements
Section 8 is for breach of contract, arrears etc and not because the LL requires the property back.

@Trillogy101 Section 8 covers a lot more than that. If the landlord previously lived in the property and wants to move in again, that's ground 1 of Section 8. As with all landlord notice though it needs a court to end the tenancy. However as the OP is in Northern Ireland things might be different, this is for England and Wales.

Don't they have to go to court in every case? Yes it's notice but the tenancy is ended by court enforcement if the tenant doesn't leave. The landlord can't show up at the end of the notice period, drag you out and change the locks.

Op, it doesn’t matter what the contract says and if you’ve signed it if it’s unenforceable
