Notice period for a rolling tenancy

Asking the experts please for clarification:
‘In the event this tenancy becomes a periodic tenancy, the landlord agrees that the tenant can terminate the tenancy by giving the landlord not less than one months notice in writing. It is mutually agreed that such notice period must expire at the end of a period being on the 26th of a month.’
This tenancy is now a periodic tenancy. Do I have give at least a month notice before / on 26th? Therefore the notice I would give today for example would have to be for 26th May?

I thought so and I m trying to confirm this with the letting agency. They are now telling me that this does not apply and it can be any day as long as it is a month. But I’d rather not make a mistake.

On 27th of the month. The monthly rent was subsequently changed from 1st - last day of the month. The clause cited above is from the initial, fixed term contract. There were no further contacts issued after that.

Thanks. I was working towards this timeline and have taken out a new tenancy accordingly. The agent wants to help the landlord to move the sale of the property forward and now told me it was a month and I now I have a gap of a few weeks to bridge. It’s possible to solve the problem on my side to avoid a dispute, so I will just get on with it and not waste time in a possible dispute. Of course they are also being funny about the deposit.
