Estate agents valuations

Court ordered 3 estate agent valuations. They have come back, in writing, to ex's solicitor as higher figures than they told me verbally, one in particular, where he only emailed ex's solicitor, not me.

I believe they are trying to flatter my ex (he has a solicitor, and they talked very much about responding to this solicitor rather than me as well) in the hope that if forced to sell he will pick them. I genuinely believe they have overpriced, particularly the one who did not email me.

Is there anything I can do? 2nd court date is October.

And just to add, a RICS survey that I got in September last year valued it at less than £80k of that. I know house prices have gone up, but this new value is ridiculous

A valuation is one thing but a genuine offer is often v different

Can anyone help? So angry at the one particular agent. He didn't show me any evidence as to why he came up with that amount and has less knowledge and presence in the local area than the other two, but valued it at £35k higher 😡

Can you appoint rics valuer and make a case against the valuations based on comparable evidence?

could you make it clear you would hamper a sale (or threaten to) ?

So they were all organised by the ex’s solicitor?
Does that law firm also have a conveyancing department? I’m just wondering if the three EA’s use them as their chosen law firm.

The concern is that the 3 estate agent method was court ordered. However, I genuinely believe they are wrong, particularly the third one. Ex's solicitor is expecting an email from me, agreeing to the figure, but I don't.

Is there a price register showing price achieved for similar houses in the area? Did Court direct the 3 agents who were to value? If not & your ex's choice, can you engage Valuers of your choice to give independent valuation & challenge the higher ones.

Method of engagement was a standard process of I picked5, then ex picked 3 of those 5, so fair process, but wrong valuations and I seemed to be at a disadvantage as the estate agents talked only of responding to ex's solicitor, who had sent the letter (which I approved, there appeared to be nothing dodgy there) I had to correct the estate agents to tell them they also had to send their letter to me as well. The third estate agent didn't, they only sent the letter to ex's solicitor.

They seemed to be in thrall of the solicitor in their eagerness to respond just to her, and not to me.

I requested independent valuations as XH knew people who worked in the local EAs - can't you ask for a couple of your own valuers to add in?

If you don't agree, ask for further valuations but really, the value of a property is only what someone else is prepared to pay for it.

I'm hoping adding an independent valuation (another £350 down the drain)?is an option, but am hoping someone on here could give me a steer on whether it is an option or whether the valuations are now set in stone and there's nothing I can do.

My ex had the house valued by a single online estate agent who had never been to the house at 200k more than the local agent. I disputed it with my estate agent valuations and it forced a court ordered (we paid for it) chartered surveyor who valueď it exactly as my estate agents. Ex is a complete money grabbing c*nt though.

The next hearing is October, so I'm also hoping to argue that this valuation will be out of date by then, and keeping my fingers firmly crossed that prices don't continue to rise Confused
