I found a house I really like the look of and called the estate agent to find out why it hasn't yet sold despite being on the market for a good while. One of the reasons is that the current owners have put a roof over a piece of land belonging to next door and have been using it as a utility room (it's next to the kitchen). This utility space is shown on the floorplan on Rightmove etc. The estate agent said that the neighbour had called the agency to let them know about this as soon as the house went on the market. She says they are happy to let this land go (she didn't say anything about a cost for this) and that it would be a trivial matter to get possessory title during conveyancing based on uncontested use.

Does that sound straightforward or should I run a mile?

If the neighbour phoned immediately, that doesn't square with the suggestion that they are happy to let that land go.
I would find out from the neighbour in question directly, rather than from someone with a vested interest. It would be straightforward if they let it go for a pound but you'd need to pay for a load of extra legal work, but it does depend on the neighbour.
I'd personally tell the vendor to sort it before exchange if it's that easy!
