Lease contract help please

Can I terminate a lease early if I pay for legal fees, even for both sides?

There is no break clause in my lease, landlord is denying to accept sub-tenant leaving me with absolutely no option and feel like the only other way is to file for bankruptcy which would mean also losing my car and house.

What type of lease? Are you talking about an Assured Shorthold tenancy? When is the fixed term ending?

If you want to move because a change of circumstances that means you won't be able to continue to pay rent you need to make that clear to your LL. They need to see that are more likely to incur a financial loss holding you to your lease and finding themselves struggling to evict you than looking for someone to replace you who can pay.

Thanks for replies... it's for my business premises, not my own home so therefore keeping the business would mean I can now only afford one or the other. I have asked landlord if we could terminate the lease but they wouldn't agree, and won't accept a sub tenant. They are being really difficult tbh.
@Lineofconcepcion it ends in 2026! and I was hoping to do it terminate earlier.
@dontdisturbmenow I have found sub tenants who are ready to come in but they are rejecting the offers.
I want to terminate the lease, find a new tenant to replace me and take over but ultimately if landlord is rejecting this I was wondering could I go ahead and seek legal advice or would I just come to a dead end.

What does your lease say about your rights to assign or sublet?

Without seeing the terms of the lease it's impossible to advise. You could ask on landlord zone commercial forum but would need to replicate the redacted lease in order to get decent advice you could rely on.

Your landlord isn't being very helpful. Have you advised him you cannot continue without significant arrears, if you can negotiate it helps. You need to know the strength or not of your position so we would need to see the lease.

Yeah you need proper legal advice, they’ll have to read the actual lease and consider whether there’s any legislation that helps you. This isn’t something that randoms on the internet can answer for you.

Thank you for the replies and the advice given. sub letting is allowed with consent from landlord.

I will contact the lawyer who did our lease and ask for further advice, maybe they can talk them into allowing me to sub let the property. They haven't given me reasons why they are rejecting sub tenants that I have found even when asked Hmm.
