Well the company I use gets the quotes back and in 24 hours

I'd it normal for them togo to a "senior underwriter because it's such a small piece of land"?.

Usually means it will be cheaper than an 'off the shelf' option.

STILL not done......

I'm not sure that an indemnity policy would be automatically forthcoming. I think they will indeed need to get someone fairly senior to assess the risk in financial terms.
It's not like getting a policy for absence of building regulations consent on an alteration done 20 years ago, where the risk of damage flowing from the absence of consent is actually very small. If the existence of the ransom strips affects rights of access to a property, then there could be fairly hefty costs involved. It depends on the circumstances, but it might not be a case of just rubber stamping it.

Ah I see. Although it's not clear ( to me ), on the deeds it looks like it's either in the back garden or next to next doors ( not adjjoined )property. So as far as I can tell, it wouldn't hinder any access. As it's only 8 years old, you would have thought it would have been sorted when they purchased it as a new build so was hoping they'd just be able to check / do indemnity.
