Buy to letter wants our house-restrictive covenant in place

I've looked online about this but I'm afraid I'm none the wiser. Our house is on the market and there's been interest from someone who would be buying to let. In the conveyancing documents there's a covenant that says 'not to use the premises or any other building to be erected upon the land hereby conveyed or any part thereof for any purpose other than that of a private dwellinghouse'. Before we get to the point of accepting an offer (and not wanting to waster anyone's time or money) does anyone have any idea if this covenant would scupper our would-be buyer's plans?
Any experience or ideas very welcome.

Well take advice from your solicitor, but renting it out doesn't mean it isn't being used as a private dwelling house does it. It does restrict things like not running a commercial business from the premises, but take note if the covenant is old, many are not enforceable as they are more designed to protect the builder in the build and sell phase

Thank you, MarieG. I was having a moment of worry there but just remembered that a house a few doors away (same estate) was being privately rented a few years ago so I guess that's a positive sign too.

It means you can't change the use of the building and run a business from it. It doesn't mean only owner-occupier can live there.
