Lease renewal stalemate

I am currently trying to renew the lease on my flat. I have employed the services of an experienced solicitor who served the notice on the freeholders and gave them the required time to respond.

They are quibbling about a detail that they claim is a breach of covenant but which my solicitor says is an entirely separate matter. They have stopped responding to emails and it seems I only have two options - take them to a tribunal or serve another notice on them.

Obviously, both options will cost a fair amount of money and neither has any guarantee of success. I can't understand how serving another notice on them would help though, as the situation hasn't changed and surely they can ignore a second (and a third etc) ad infinitum?

I know for a fact that several other people in the block have successfully renewed their leases and I can't understand why I am being singled out in this way.

I just don't know what to do for the best. Any ideas?

Is it possible to clear up this issue first and then have your solicitor contact them again?
