Roughly how much would a solicitor charge to do this?

If a mortgage has been paid off, how much would a solicitor charge to inform land registry that the bank has no claim on the property now? In Scotland.

When we paid off our mortgage the bank informed the land registry for free. Have you checked whether yours will?

You can do this yourself. You need to complete a DS1 form and get it signed by the bank and then send it in to the land registry.

Just phone and say you can't afford a solicitor. How do you do it? Seriously solicitors will drain every penny they can get.

I doubt the bank will want to give the OP legal advice. Many lenders will only deal with a solicitor and I understand it is essential that the discharge is properly framed.

OP - the cost will vary from firm to firm. Shop around. I have seen one solicitor saying they charged £300 for this including fees and VAT but that was a few years ago.

Tell the bank to do it - its their charge that no longer applies. This is what they would do in a sale situation in Wales & England.

The bank did say I could do it myself but as someone with no experience, I find it daunting. But also as someone facing redundancy I don't have a choice.
I wonder if there's any more advice on doing it myself...

The bank can't do it in Scotland. It has to be done by the owner.

I think this is what you mean, legal charges for discharge of mortgage £168. Registrars of Scotland recording dues of discharge £60 File storage fee £15. 2 Equifax searches £16.

Total £259

This was in 2014 so cost will have risen. Hope that helps.

No was done by solicitor. Just been tidying up paperwork and came across the invoice thing. Phone and ask them

Just used the one we bought the house through. It was a paralegal who dealt with it all. Really helpful and friendly.
