Conveyancer negligence

Hi.
This my first post and sadly It is a negative one.
Has anyone had experience with dodgy conveyancers?

We think we have been misled by our previous conveyancer , They told us in the search letters that house was with an absolute title , However We recently found out that the property only had a posessory title .
We would not have bought it if we were told the truth about the title....

You are not listening to the advise that professionals are giving you.

The property may not be hard to resell! It totally depends on why the property is registered with possessory title.

You will have seen the contract and the title so you would have seen it was possessory.

Do you have a mortgage?

You really need to go back to the original conveyancer. My guess is this is a huge misunderstanding and will be sorted with one phone call.

@amazighman I do realise how stressful this is, come back and let us know how you get on. There's lots of experience from actual lawyers here, and if you would like anything explained just ask. Any legal professional will tell you that the most important thing is that the client understands the situation. Sometimes having a different explanation can make things clearer, good luck.

Do I have the right to get my file from the solicitor , and get it examined by a qualified person , Just to know where I stand?

I'm really surprised you've not just rung the firm who acted for you OP.

All firms have a designated complaints person and will do their best to avoid negligence claims and loss of reputation.

You seem very angry but you've done nothing about it. And (whispers) are you sure you read all their letters properly?

You're still getting ahead of yourself. You still havn't contacted the conveyancing firm yet to actually raise your concerns and ask pertinent questions about it. You may be worrying over nothing. If there's a problem, they may be able to sort it easily/quickly. Why are you so reluctant to get back to them and ask about it, i.e. the first step.

It's when you've given them chance to explain/sort it out, and they fail to do so that you start taking it up the chain.

Yes , their letters said that the house has an absolute title guaranteed by the land registry.... Its there in writing on one of the official documents they sent .

But was the report on title updated? You would have seen a copy of the title yourself and a the contract should have referred to the possessory title.

You need to call the previous solicitors.

We have complained to rhe solicitors that have made the mistake/were negligent and they said they did nothing wrong. All the other parties ( the solicitors acting on our behalf when we tried to selling and the solicitors of our potential buyers) said they were negligent. It was a big mess and we were in a rush to sell so we could only sell it for a reduce price to cash buyers. After no win no fee solicitors took our case and won .
