Lawyer wants 3 mortgage valuations on family home advice?

Hello, so lawyer has asked me for 3 mortgage valuations of the house.

I moved (forced) out due to stbex abusive behaviour, just started an occupation order.

The house is now a dump (it’s so sad) he has broken so much and dirt food clothes everywhere. Do I just explain to 3 different estate agents and get them to value it in its state? I’m so embarrassed!

Are you sure they asked you for that?

A mortgage valuation is one instructed by a lender.

I suspect they want you to pretend to 3 estate agents that you want to sell up, in which case you need to ask them what they think you'll eventually sell for. Lawyer then takes the average of those 3 figures.

It's not admissible as evidence because you're not getting a report from a surveyor but it's a useful starting point.

Estate agents won't bat an eyelid. Make sure that their valuation is for it as it stands.

Yeah just tell the estate agents you are selling because of a divorce even if you aren’t actually selling it. Don’t tell them it’s just a valuation for the solicitor/court.
I got 3 and said can you email me the quote so I can forward it to ex as we don’t speak, they was more than happy to do this.
Fwiw my house is a building site, we are divorcing in the middle of an extension and everything is half ripped out. The valuations were a lot higher than what I was expecting so I wouldn’t worry too much about how the house looks. They don’t take pictures until you proceed so don’t worry!

Estate agents are used to this and some are targeted by how many valuations they do within a set period of time so don’t worry.

I just said I wasn't sure if moving or buying ex out. One thing is make sure they put down valuation not what they would put it on for which is not what it would probably sel for......

So get them to put down the realistic selling price? Ex has to do this also so he could make his higher.

Also they want a years bank statements..does this include credit card? I have a bit on my credit card, should I pay it off with my savings or keep the savings?

I didn't do a year of credit card. Just bank. You do need it in statement form though not an excel download if you do online banking.

Yes - if your document shows the price they would put on for and you don't sell then potentially the person being bought out gets more than they would have otherwise.

If you find the form e online that will be what solicitor is completing so you can see what you need - it's actually fairly simple to do yourself and just get them to sign off and draft consent order

My lawyer advised me to do that if I felt comfortable with it to save myself money.
