Landlord asking for renewal fee

I'm coming to the end of my year fixed term this September. My landlord contacted saying my choices are anotjer 1 or 2 year contract at the price of £125 plus VAT. I mentioned that I assumed it would go on to a rolling contract and was told they'd rather the security of another fixed term.

Having checked my tenancy agreement I can't see anything that mentions a payment or another fixed term, it just says that if I was to move I must give 28 days notice.

I would rather have a rolling contract, I most likely won't move but I just prefer the freedom knowing that if anything major was to happen, I wouldn't be tied down as I'm currently far from family etc.

Am I entitled to say no to another fixed tern/paying the money seen as this isn't mentioned in the agreement? I'm worried they may tell me to move?

Or, if I was to move, am I able to wait until my fixed term has finished and then give the required notice and leave the following month?

Any help is appretiate!!

You don't have to sign and new contract at all. When does your fixed term expire?

You can give a months notice, the landlord has to give 2 months. So they could serve notice on you if you don't sign another fixed term contract.

I would just contact them, say you have no immediate plans to leave but don't want to sign another contract for 12 months, but would maybe consider a 6 month contract. If you are sure you are going to be there 6 months at least.

I think they are illegal however Im not sure if it applies to me as I entered the agreement before the ban came into place.

I am planning on staying in the area for another 2 years as this is to complete my degree, but I may consider moving so I would just rather a rolling contract. My fixed term ends on the 13th September

If the tenancy agreement was signed before 1st June 2019 and says there is a renewal fee it is legal for the landlord to collect that fee. However, if it is not stated in the agreement or the agreement was signed on or after 1st June the landlord cannot charge a renewal fee.

If your agreement doesn't mention a payment they cannot legally charge a renewal fee. If you pay the fee they cannot evict you until the money is repaid.
