Shared access dispute

Just posting as one of my neighbours is struggling with her direct NDN. I’ll call her Brenda to make it easy to follow with all the different neighbours! We live on a terrace where every 2 houses was one split in half so there’s a shared gate and access path to the front doors. The houses and garden walls are over 150 years old. There have also been some deep excavations recently on the same plain that has already weakened the structures.

This morning I saw NDN had taken off their shared gate and was chipping away at Brenda’s front wall. He was literally sawing off chunks of the structure on her wall that held the gate. I informed her over text as she isn’t home and she was none the wiser that this was taking place. She’s waiting for a response from her EA. Brenda isn’t on good terms with her NDNs and she’s confided in me a lot about their harassment.

We’re concerned because 1) The wall is very old and weak, could collapse or be damaged if done unprofessionally 2) That Brenda’s NDNs haven’t consulted the LL or got a surveyor the assess the structural integrity of the walls. I thought she’d at least have got a letter from someone (EA or LL) as it is private rent but still her home. Every other wall is connected if that makes sense, so if one falls the other will probably go with it.

What are the legalities of this? Brenda is interested and just found the legal board so thought I’d help her out! I’ve no clue either and would be good to know in case my NDN does anything similar. Spent the best part of my afternoon googling but can’t find anything

It’s her landlord’s wall, so Brenda needs to tell the landlord. Urgently. Speak to the letting agent urgently. No one can remove part of a wall that doesn’t belong to them. It should be rebuilt and the gate reinstated unless the landlord is happy with what is going on of course.

Who actually owns it on the deeds? Do you know?

If you rent, you don’t see deeds. It’s almost certainly the landlord’s problem as the wall is in front of Brenda’s house (as I understand it). If the landlord says it’s not theirs, then it certainly is not Brenda’s. Land Registry might help but that costs so informing the landlord is the best advice.
