End of tenancy

We are coming to the end of our six month tenancy on our house (last day is the 27th December).
We haven’t heard anything or had any paperwork etc to extend the lease. So what can we do? Can they ask us to leave?
The problems are that the letting agents will be shut over Christmas. Should I pay my rent as usual (in advance on the 27th?)

No, they can't ask you to leave. They have to give you 2 clear months notice to leave which would now at the earliest be end of February if you got it today.
Have you not checked this out before today? Did you really think you might have to move on 27/12 with no notice?!

And yes, of course you pay your rent as usual. Until one of you ends the tenancy it continues.

We were concerned as we thought legally the tenancy has ended. It’s a six month contact and when we have contacted them about extending the lease so that we have a rolling lease and they said no, it has to be six monthly.
We were treated terribly by our previous landlords and letting agents so I think that has made us very anxious.

Legally? Once the 6 month fixed term ends you are automatically on a rolling contract. That contract has to be ended according to the original terms (2 months from landlord, 1 month from tenant)
You don't have to sign another 6 month fixed term, this is probably just because the agents want to charge you and the landlord to 'renew' it.

No we haven’t back from the letting agents. We have been chasing them up. It would be great news if we were on the rolling lease. You are right - as the fees are a rip off and also six months is long enough to be tied in and not be able to look for something else but not long enough to feel secure.

I’m a landlord.

The first six months are fixed term, so basically if you leave in that time you have to pay the remaining time.

After that it’s a rolling tenancy, so you can give a months notice to leave at anytime afterwards.

Don’t worry they won’t chuck you out.
