Please help. Neighbours dispute

Hi,
I'm really desperate for advice. Our neighbours started a legal dispute once they found out we were pregnant and my mental health has really suffered. House insurance refuses to defend disputes.

I would really appreciate if anyone could advise on what to do.

They say we have a trespassing drain but our conveyancer says we do not but isn't giving me any further info. The deeds are complicated and hold little information.

The other issue is a right of way issue. Our conveyancer is being really shady and not answering questios clearly. They said to deal with it ourselves as it will cost us ten of thousands, but when I said we were and we just want them to tell us where them above info is in the deeds they say it's not a conveyancing matter and they can charge us if we want them to handle the dispute and do not give us the info.
They also keep ignoring our requests for our conveyancing file. I haven't pushed this as a senior partner was previously looking into our deeds but no info is coming from this and it looks like they aren't helping but wasting time.

Please any advice on what to do. I'm desperate. Thank you in advance

Firstly you are entitled to a copy of your file. Request this in writing, stating you if they fail to provide it you will make a formal complaint to the legal ombudsm an. Once you have the file repost on here with the info re the right of way and drains. Your questions are too vague to answer currently.

Give them your conveyancer's details and get him/her to deal with it. And copy any correspondence to your neighbours and ask them to do likewise.
Otherwise things might get tricky.
Perhaps I am wrong, but relationships with neighbours is important.

The concern obviously is that the conveyancers didn't spot a defect in title. Therefore there is a potential conflict of interest, that will only be resolved if you take advice elsewhere.

Please note - when I say take advice, I don't mean on Mumsnet. Advice here can only take you so far, and you'd be unwise to rely on it more than getting pointed in the right direction. You can download from HM Land Registry (google e services land registry) your title deeds and plan for £6. You could either anonymise it and post it on here, or if you would prefer you could PM them to me and I'll take a look at it for you. Sometimes though rights to run drains over adjoining properties are not clearly documented, but arise out of implied or quasi-easements.

Thank you for your responses. I will ask for my file again this week.
I have all the title deeds and will take them elsewhere for an opinion as suggested.
I just think if there is a trespassing drain that my conveyancer should pay for it since it was their mistake. Right?
