Parish council revoked planning

So we've put in for planning for an extension. 2 neighbours objected. Local parish council recommended approval of planning. 2 more neighbours objected (they are not directly impacted) now there is a note on line which says they have declined the approval due to the scale of the build. This is in an email format. No notes as such. Can they do this and what should we be asking for to go forward? We've never had a problem with the neighbours before. The neighbour it directly affects has stated that she isn't against the build in principle. Sorry for the essay!

The Parish Council does not grant planning permission. You have not applied to them. Your planning authority is probably the District Council.

The role of the Parish Council is identical to your neighbours. They can have their say but they are not particularly important. They may not have interpreted the planning policy accurately and could have been pushed into objecting by a vociferous neighbour, rather than objectively looking at the application. This is very common!!!

What matters is whether the scheme you have submitted falls in line with the policies of the Planning Authority in terms of the size of the extension. What is normally permitted in your road? If you used an architect, they should know.

Neighbours get up a head of steam. If they have just objected on an unfounded notion of size, then they will be ignored. What matters is policy. You can contact the architect for guidance. If it’s a standard extension and doesn’t have windows overlooking neighbours or totally dominate their houses/gardens, then you should be ok. If you have to scale back a bit, so be it.

Has the planning authority refused permission? Or is this just an objection from the parish council?

They approved it then after another meeting we knew nothing about, then recommended it for refusal. This was after 2 neighbours who it doesn't affect objected! Thank you so much for your reply. We'll talk to the architect and see what we can do.
