Lock broken so they removed the lock and won't replace it?! Help?

I rent a flat in a building, there are 6 flats in total.
Last Saturday the lock on the only door in and out of the building broke and locked us all inside.
I rang the building management team who sent a locksmith out 4 hours later to 'fix' the lock. He disabled it. I then received a text saying no further action was required.
I rang back 5 times over the space of a week and finally someone came out on Saturday and removed the lock completely. The locks on the flats are only basic (attached a pic of the style of door handle & lock) so I don't feel safe at all.
I have rang again asking for someone to come out and fix the lock and I keep getting told that someone will call me back and they never do.
I don't think my insurance will cover a break in because I stated on the insurance that it was a secure building.
There have been several break ins around the area at night and most recently someone ended up in hospital after disturbing them. I have a 1 yo Baby and I'm not sleeping at night out of fear that someone could easily break in. There is a huge gaping hole in the building door where the lock was so it's very very obvious that it is not secured.
I have spoken to my landlord who is also going to ring them.
What else can I do? Can I do it myself and bill the estate management?

one last try with agent. by phone and followed up in writing

  • this happened
  • this is what you need to happen (working lock)
  • by when (end of today)
  • if not you will fix it yourself and bill the landlord

There is no guarantee that they'll pay the bill if you fix it yourself. Check your tenancy agreement. So only do it if you can afford to lose out. It might also be worth speaking to the other people in the building. The management company might move faster if they're getting multiple complaints.

Just to add, they may only have a responsibility to ensure your flat is secure, not the whole building

She can’t fix it and bill the landlord - that’s now how it works. She can insist the landlord fix it but she has to give a reasonable amount of time to do this and the landlord chooses who does the work as they are paying.

I would set the landlord on the case as it is their responsibility. I would also phone the Estate Management first thing and demand to speak to the manager and hold until they are available.

By last Saturday do you mean two days ago or over a week ago op?

LadyBunnysWig · 15/01/2018 09:29

It's the building management as it's the front door of the building is left not secured not my actual flat

Gosh that is poor. What do the other people in the building say?

LadyBunnysWig · 15/01/2018 11:18

They're all passed off but I'm the only one chasing. There are a few students who live in the building and they don't really seem to care, an elderly couple who are 'leaving me to sort it' and a recluse man who doesn't ever leave his flat but has said he's not happy
