Names on title deeds

Hello,
To cut a long story short, my ex husband is gay, found out out on our wedding night. Very short marriage. Divorced.

In process of buying him out of house. Parents have helped. House will be mine with no mortgage.
Conveyancing company are sustituting my mum's name for his on the title deeds.

Will this protect my asset/ my house in the future if I re- marry? Parents have worked tremendously hard ( as teachers) and I don't want half that money to be possibly lost in the future in the event of divorce after longer marriage. Sorry, once bitten twice shy.

Sorry, but that's utter madness.

If you don't want to lose your home if you remarry and then divorce, simply don't remarry. That's the safest option. Running behind in second place is a pre-nuptial agreement (you'd need specialist legal advice).

The reason I say it's madness is that your mum would pay CGT when the house is eventually sold, or inheritance tax on her death. That's if she doesn't go in to a care home and see the property taken off her/you to pay the care home fees.

The house won't be yours if you are putting a parent's name on the title register will it? If your parents survive more than seven years after gifting you the money to buy out your ExH then there will be no IHT liability.

If your mum's name is on there then depending whether you are joint tenants or tenants in common and she has no will stating otherwise your dad could inherit her share. Then if your dad should re-marry it could all get very complicated.
