Mortgage problem

Hi there I hopes someone will be able to advise me..
I have seen a house , put an offer in and offer accepted ...
Had a mortgage in principle but there not worth the paper they are written on.
Mortgage now refused my Hsbc !
Credit score is fab but I have a lease car that has impacted on the amount they will lend..
My income is made up of two jobs one permanent, one bank work.. I work in the bus. Does any one know if any bank that allowsextra/bank work to be classes as 100 percent income as opposed to 50 or 60 % as with that total I could easily get the mortgage I need ... Going out of my mind with worry am sure I may lose this house Confused

Also suggest a whole of market mortgage broker they will know the lending criteria of all lenders

Yes I think I do....
Just wondered if anyone knew of a bank/building society that did loan 100 % against bank work (nhs) ...
Mortgage broker may be the way forward but isn't that also more cost

I doubt it. Bank work isn't guaranteed and rules mean they need to be sure your mortgage is affordable.

Mortgage broker may charge a fee but you are paying for their knowledge and can often get deals that you couldn't find yourself which may be a lower interest rate

I agree with calling London and Country, they are very good. They don't charge you but your eventual lebder

Nationwide perhaps. We have an odd income due to dla for ds and carers allowance etc and maintenance for my eldest dc and they were really helpful when no one else was.

The mortgage broker we saw this morning had fees of £195 on mortgage application and another £295 on completion so not huge compared to the cost of everything else. They also said that HSBC are one of the strictest lenders and you have to be perfect to be approved. Halifax and Natwest are a lot more flexible. Don't know if that helps at all.

Definitely call a London and Country. They will be able to advise straight away on the phone, give good advise and no fee, as PP said IRS chartered to lender. No obligation.
