Who pays for boiler safety certificate, normally?

my friend has been accepted for a local rental property. Landlord has said she needs to pay for yearly boiler safety check. It's in contract and if she doesn't sign then obviously no house.
Is this usual practice?

No it is the landlord's statutory obligation so they should pay.

Landlord pays. It is a legal requirement.

Have been talking to her, agent says its in contract, so if she refuses to sign she will lose property. They say they do not have to pay, just need to make sure the property has the certificate!
Feel really miffed for her

Bastards! It's the landlords responsibility. Tbh she might be better walking away from this if this is what the landlord is like before she has even moved in.

The LL must ensure that there is one, I suppose they could put anything they want in the agreement, including that they can reclaim the cost from the tenant. Sounds like a rum deal to me. If your friend isn't desperate for any place to rent, or the rent demanded is very low, I'd run a mile.

They are normally only about £25, well mine is anyway. It does sound unusual but it shouldn't be s huge cost. Can she ask the price before she signs?

Your friend should run far away from this if possible. It's the landlords responsibility and if they're trying to get out of even this then what else will they shirk? Can't imagine them being ready and willing with any maintenance issues....

Landlord. I'd tell her to walk away, if they won't take responsibility for this then just imagine what else they might fail to do.

I've always rented and never been asked to provide my own certificate. I wouldn't rent from this person, it's a sign on things to come.
