Transferring title without solicitor

Hello all. DH and I have recently bought a flat in our joint names for rental purposes. Flat is now rented out. We have belated realised that we should have put the flat in my sole name as DH is higher rate tax payer and will have to pay 40% on half net rental income. So we are looking to transfer the flat into my sole name (I am nowhere near the 40% tax threshold) and would like to do this without involving a solicitor. We have the documents of title. I have looked at the Land Registry and this seems reasonably simple (obv. no money changing hands and there is no mortgage or other charge on the flat). I think we need to complete a TR1 form and also an AP1 form (ie the transfer document and application to register transfer) and send these with proofs of identity and the relevant fee (I think this is £20).

Does anyone legal know if this makes sense. Or should we get a solicitor to do this (likely cost??)

Get some good accountancy advice correctly done all the rental income can go against your tax code, but the property can be in both your names so when you sell the capital gain can be split between both your allowances. You just need a correctly word document to reflect you are doing the work so entitled to the income, whereas he does no work so is only entitled to alf the capital gain.
