This is my friend's situatiin. They have een separated 6 years and are in the process of divorcing. Stbexh left the marital home 6 years ago and hasnt paid anything to the mortgage or CM since. Friend is now going through repossesion as she just couldnt make the payments anymore. She found a rented home and moved in, exh asked for a key to get his things from roofspace and when friend and i went back to house he had taken all internal doors, radiators, toilet, hand basins, the oil tank and boiler, plus a set of built in wardrobes.

My friend is now worried that she will be made to pay for all these things by the bank when she hands it back to them.

Does anyone know what will happen here?

Not an expert, but my understanding is that your friend (and her H, if it's a joint mortgage) will be responsible for the shortfall between the selling price and the outstanding mortgage, and the mortgage company can pursue both of them for this.

If the doors, boiler etc are missing, the house is likely to have a lower selling price, therefore there will be a greater shortfall. So ultimately, it will cost them more. She won't need to pay for these things upfront, though, if that's what you're asking.

Yes that is exactly what i was asking and you have confirmed what i thought, that it just means the house will sell for less and they will both be liable to pay the shortfall in what is owed. Thank you very much, she will be relieved to hear that there are no upfront costs to her.
