How much do solicitors charge?

I'd like a solicitor to have a look at my title deeds to clarify a few questions that I have. Does anyone know roughly how much they would charge for this? Also should I use the solicitors that I used for buying the house or can I go to another one?

I feel a bit stupid as a few things have come up in the years since I bought the house, that I didn't think to ask about at the time of buying the house. But I'd like to clarify them now.

I'm going to phone a few solicitors tomorrow to ask them but just wondered if anyone knew off the top of their head.

Depends where you are, but most solicitors charge per hour, and all will tell you in advance what their hourly rate is. Just ring up and ask, or check on websites. As a very rough guide, in London suburbs you'd be looking at around £200 ph plus VAT, depending on seniority of the solicitor - it would be more if you see a partner, I think.

Just a thought, but it might be worth ringing the Land Registry first- they won't advise, but they might explain.

It's more to do with title burdens I think they're called. I think I'm responsible for a share of the road in the street but I'm not 100% sure. I've looked though the burdens but it's all gobeldegook. I'd really like someone who understands legalese to read it over and then point out to me the exact passage which states whether or not I am responsible. If I am it's fine I just would like someone to say yes this is the line which makes you responsible.

I also would like to check exactly who has rights to my front garden, i.e if my neighbours can run cables over my land etc. Again if there is something in the deeds which says they can then that is fine but I'd just like to see it in black and white.
