Are definitely tied into 12mths?

Hi, I'm wondering if anyone can give me some advice. Me and OH currently rent, I thought we had a 6mth contract that would become rolling there after (I felt sure this is what the estate agents website said).
It turns out it's a 12mth then rolling contract, which I know we should have checked properly but we weren't planning on buying a house until next year so wasn't really a problem.

Anyway, we've seen a house we'd like to go for but probably will get out-bid on anyway but would mean that if it went through ok in a standard time frame, we'd be looking to move out 5mths early.

Apart from appealing to the landlords good nature (it's an easily rented house in a desirable area) does anyone think there's anything we could do to get out early or would we just have to cover the rent? and not go for the house as there's no way we could afford rent and mortgage

is there a break clause at 6 months? it may be expressed as a 12 month contract but with a break (exercisable by which side, NB?) at 6 months

Oh I'm not sure, will have to go through it again. That was something I wanted to have but forgot about it at the crucial moment.
The tenants notes do say that contracts are of a minimum 6mths but longer contracts can be available but not sure what that's really worth in terms of getting out early

Your tenancy agreement may have a proviso for you to be released from your monthly obligation if/when the property is let again.

We are in EXACTLY the same situation although we have been here 3 years already. We phoned the shelter helpline and they said yes, you are tied in. I practice the agent will try to let again but you'll have to pay till it is taken. For us, in winter, there is a small chance only of it going I think. It's really hard to judge!

Ok thanks all. I'll check the agreement properly tonight.

Bigkid it's all a bit of a dream for us at the moment but this house is just what we'd be looking, if only it hadn't come on the market this side of Christmas. Chances are any offer we put in would be bettered as it's desirable option for property developers, families or first time buyers like us who've managed to save a decent deposit but we've decided we have to give it a go.
I hope your house is let quickly, you never know. It could be just what someone is looking for
