Broken Boiler not being fixed (rented accomadation)

Hi I am looking for advice as I would like to know where I stand by law and if we can speed up the boiler being fixed.

Our boiler has been Broken since Sunday the 14th July, the Boiler man sent by the estate agents/landlord came out on the Tuesday or Wednesday and left saying he is waiting for a part.

My partner rang him yesterday to which he said he is still waiting for said part and will ring later- the part still had not arrived.

So my partner rang the estate agents who said that 'they are dissapointed it is taking so long,' and that was it.

We have a son who is nearly 18months and we have been without hot water for over a week, luckily we don't need to use the heating.

Is there anything I can do or say to speed this up and make them get there arses into gear basically!

Well, if they are waiting for a part there isn't much they can do until it arrives is there?

Well the boiler man has form for messing them around and creating more work, it just had a service and has broken- the actual estate agents have fallen out with him, but it is the landlord who still hires him (probably because he is cheap.)

It's just been over 7 days waiting for a part which I don't think is quite right because he could go somewhere else etc

But we have been over 10days with out any heating (which doesn't matter,) and hot water.

Just wondered if there were any guideline that said how long boilers have to be fixed by as my relatives who work for a well known building comany have 24 hrs to see to a boiler and not long after that to fix it. they also have to have hot water available at all times. I understand tha tit would be different for landlord/estate agent/tenant though.

Ring your local council and speak to the team that deal with housing standards. Tell them that you have no heating or hot water. They MUST come out to do a HHSRS inspection and not having a heating system is a Category 1 hazard - they can serve notices on your LL.

You are entitled to hot water and heat should it be required. If you have a kettle then the boiler isn't a must be done in 24hrs type job. Just keep ringing him and the agents for updates. Daily and don't stop even if they offer to ring you etc. Be polite and friendly at all times.

Misbehaving room heaters are adequate for short term in situations like this.

Hi. We have just had EXACTLY this with our LL were without a boiler for 6 weeks in the end. Is your property let and managed through the agent or just let? If they manage it then you can phone them every day to get an update-they should then contact the tradesman on your behalf. If it is your landlord only and not the agent's responsibility then you'll just have to deal with him directly.

I contacted tenancy relations at my council who then passed the case onto the environmental health team. Unfortunately they had a 3 week waiting list to even call me back so by the time they had written LL a letter he rec'd it on the day before the new boiler was actually fitted, but at least it was done in the end.

This waiting for a part thing, do you believe them? Our LL was stalling for most of the time feeding us really elaborate lies about blah blah blah. It keep getting put back and put back.

Sorry for not updating- didn't realise others had posted thought that was the only answer I was going to get...,

Anyway, have rang estate agents many times so they can speak to landlord (as ll is a twat...long story,) so apparently the guy was sent the wrong part and is waiting for the correct one. Keep being told they will ring back.... Still no hot water. Just being messed about now.

It's not council or ha so they wont help and have been to our local cab before who weren't any help at all and didn't know a thing.

It's just taking the piss, the guy is messing them around- he is known for it!!!!!

It's not council or ha so they wont help - have you called them ? Most have a private landlord's officer and they can intervene with your type of situation as providing a source of hot water/heating is a requriement.

No but I didn't know that so might give it a try but rang estate agents and want them to call back, think I will complain to someone at the head branch, that's more likely to get them moving than the council.

Will call council monday as by now on a friday I know I wont get anywhere with them- I have tried calling them past 12 on a Friday with things in the past, you get no where! Have to re-ring on Monday to remind them anyway!

Thank you for the help/advice, I shall probably do all the things You suggest, just want the hot water back!

we privately rent too, not council. call tenancy relations who will then refer to environmental health
