Getting our property back?

Hoping for some advice.
We entered a contract with a real estate management company.
The paid us x amt per month.
Took on responsibility of the property, locating tenants, management etc.
Fast forward 8 mths of hell, mainly late and non payments.
I have given the agent 60 days notice to cancel the arrangement as he said this is the notice he needed to give the tenants.
Problem is now I cannot contact him, the Amy owing continues to rise.
How can I actually get the property back?
He has let it to three individuals (! Another issue and not part if the original agreement!!)
Anyway, my biggest concern is getting ownership of the property back, as I need to get it rented by someone who is actually going to pay the rent to me.
As far as I know the people in the property are up to date in rent and have no idea that the real estate has not been paying us!
Is there some notice I can serve directly to them?
Do I have any legal rights?
The original agreement has been 12 months with the agent, six month break we went to an ongoing arrangement as he had started to pay some arrears and was hoping some payment was better than none!

The agent is agent for you. Give notice to the tenant that you have terminated the agency with immediate effect, and from that date on all rent will be payable to you.

Of course that's without me having read your agency agreement, so it's subject to that. If you want someone to do that for you you'll have to pay to see a solicitor.

Are you trying to cancel the agency or the tenancy?
how much in arrears is the tenant?
It is hard to do something if they are less than 2 months late and still within the tenancy.
There are various websites for landlords which go through the options- some offer solicitors that will do the whole process for you. You can do it your self (I have served notice myself) but there is a risk that you get it wrong or that you have to take it further
