No, it depends on the wording. You'll be liable for the full term of any fixed-term part of the tenancy. Some tenancies are 12 months fixed term, some are 6 months fixed and then go month to month after that. The answer will be in the terms. Your LL might be flexible if you ask, or if you know someone that wants to move in, and therfore save them the costs of advertsing, having a vacancy etc.
