is there a standard fee for breaking a tenancy before it is finished?

or are they all different? contract signed in july for 1 year.

No, it depends on the wording. You'll be liable for the full term of any fixed-term part of the tenancy. Some tenancies are 12 months fixed term, some are 6 months fixed and then go month to month after that. The answer will be in the terms. Your LL might be flexible if you ask, or if you know someone that wants to move in, and therfore save them the costs of advertsing, having a vacancy etc.

yes, it is called 'rent'.
depending on your contract you might be liable to pay the normal rent until the term is up.

You can have a document drawn up - with consent by both sides - to surrender the tenancy.
