Landlord problems!

We have lived at our current address for 4 years in February of this year. We rent the property and have always paid the rent on time and in full. We do most repairs ourselves, painting internally etc and have only contacted the landlord for repairs such as central heating or the cooker. For the first 3 1/2 years I paid the rent to the x-husband who has been absolutely fine and very approachable. But in July of last year his x-wife took over the running of the property. In August whilst we were on holiday we got a text saying she wanted to sell (what a bombshell!). We started looking but where we live it is extremely difficult to find somewhere as so many people are looking. We could not find anywhere. She put the house on the market in August and did not have one viewer in the 5 months up until Xmas. We contacted her and asked if she would let us stay if she would re-consider on letting us stay if we paid a bit more on the rent. She agreed and we signed a new 6 month contract starting in Jan. We were contacted by a letting agent to say a house we had looked at, had come back on the market. It is perfect, but now she says we are tied into the contract and we have to give her 3 months notice. She is so unreasonable. Sorry about waffling onto much. Does anyone know where we would stand legally? It is an assured shorthold tenancy.

If you have signed a new shorthold tenancy agreement this month then you are tied in for 6 months (or however long you signed for, its usually 6 months, sometimes 12, rarely 3)

Once 5 months are up you can give one months notice.

You have agreed to rent for 6 months. I am sure she would agree to you leaving earlier, but she will want you to pay the full rent.

Have not received our copy of tenancy agreement back yet. They said they have sent it out. Am going to see the letting agents on Monday.

It depends if new contract is a new Assured Shorthold (since presumably the details of who you pay and who the landlord is have changed) . If so then the 6 months are predetermined, if it is just an extension then you may only have to give a month.
