Council tax band? Wandsworth

Hi, what determines the band you're in? I thought I'd have to pay a lot less, being in Wandsworth, but my monthly CT is around 100 quid. Isn't this a lot for Wandsworth?

Can anyone help?

Yes, if you're paying by direct debit check its going out over the 10 months and not 6.

Moneysavingexpert.com will tell you about reclaiming Council tax.

Ours was less than £700, but I can't remember what band it was - it was on the Common though.

The bands were set years ago, and as far as I know, not very scientifically - that's why there's this reclaiming stuff on that website.

Wandsworth still has the cheapest in the country, so if you live in a big house on the 'toast rack' you might be paying more, but it'll still be less than anywhere else.

Best go on the Council website or give them a ring I'd say.

Council tax bands are based on the price the property would have fetched if it had been sold on 1st April 1991. They therefore bear no relation to the current value of the property.

Agree with checking out moneysavingexpert.com before progressing.

The valuation bands are set by the Valuation Office of the Inland Revenue and are based on the properties market value as at 1/4/91.

The best thing is to compare your property with others that are the same (or as similar as you can find). You can do this using the "public" valuation list that the Council publish.

If you have lived in the property for more than 6 months you can only appeal based on the validity of the valuation list itself. Be careful though because if the Inland Rev decide that the whole street has been incorrectly valued they could increase the band for the whole road and you are going to be off your neighbours Christmas card lists for years to come!

Just also remember that if someone is in the same band as you but their house is twice the size it could be that they have extended it.

The band only increases when they sell, not whilst they are in it.

Yes estate agents did "second gear" valuations due to the sheer volume of properties to be "valued".

Check on moneysavingexpert.com but do BOTH checks not just checking the list (p.s I used to work in council tax)
